Attached Single-Family

A residential property that shares one or more common vertical walls with an adjacent unit while maintaining its own private, independent entrance. Unlike a traditional condominium or apartment, the owner holds direct structural responsibility for their individual unit from the ground below to the roof above, including any private attached garages, patios, or dedicated outdoor spaces.

Condo & Apartment

An individual residential unit situated inside a shared multi-family building. Unlike a standalone home, this property type features shared architectural elements and communal spaces. The resident or unit owner is responsible only for the interior living space, while the surrounding structural envelope and shared land are managed collectively.

Multi-Family

A multi-unit residential property consisting of several separate living spaces within a single structure. This property type accommodates multiple independent households up to a maximum of four individual units per building. Each individual unit operates as a self-contained home with its own kitchen, bathroom, and entrance, while the structural envelope, roof, and underlying land are managed as a single unified property.

Pre-Drywall

A dedicated structural evaluation conducted during the framing stage of active construction. This process reviews the home’s exposed framing, floor joists, wall studs, and rough-in mechanical systems before the drywall is hung.

Thermal Images

Included with all inspections

A high-tech, non-destructive evaluation tool that utilizes infrared cameras to scan for hidden property issues. By measuring surface temperature differentials, this specialized service pinpoints complex issues behind finished walls and ceilings—including hidden moisture intrusion, electrical faults, and energy-robbing insulation gaps—giving you essential, data-backed evidence of your home’s hidden performance.

Radon Detection

A specialized environmental testing service that measures the levels of radon gas inside a property. Radon is a naturally occurring, radioactive gas that is completely odorless, tasteless, and invisible, making professional detection the only way to confirm its presence. Because this soil-born gas can seep up through foundations and accumulate to dangerous levels indoors, continuous monitoring provides a precise, data-backed look at your indoor air quality and long-term household safety.
